In June 2018, we successfully completed an extension to our Turnpike Court home, increasing capacity from 28 to 53 beds. We did this cost effectively, by converting a number of supported living flats in an existing building to high-quality new rooms.
How we add value
Before the extension, Turnpike Court was at full capacity and often had people on a waiting list. Demand for the new rooms means they have filled in line with projections and as they are larger, brighter and have en-suite facilities, they attract a higher fee which supports the rent cover.
The extension also helps our tenant, Croftwood, to expand the range of care it provides. The larger home can support increased staffing, allowing Turnpike to cater for more residents living with dementia. There are now plans to add a further nine beds in due course, to take advantage of the strong demand for places at this successful home.
